Stages C-E
C. Concept Design Proposals
Production of the initial set of Concept Design proposals. This included the proposed floor plans and elevation drawings at 1:100 and block plan at 1:500.
This is send to you with a explanation of the design and materials.
Meet with you if necessary to discuss the concept proposals and agree any changes.
Submission of Pre-application and drawings to Council to gain their thoughts in principle first.
D. Design Development Final Proposals and Planning Applications
Any amendments to the drawings following advise from the council or client.
Preparation of the application coloured drawings.
Preparation of the Heritage statement, Design and Access statement.
Preparation and submission of Planning permission, Listed Building Consent or Scheduled Monument Consent.
E. Estimate of Cost and Procurement
Following or during the time when Planning, listed Building or Scheduled Monument Applications are being decided, we will arrange for one of the selection of qualified Quantity Surveyors we use, to provide you with an Estimate of cost for your building works. If you have a Contractor in mind and wish to negotiate a tender price rather than going out to competitive tender this is agree at this time and the Contract can then provide you with an Estimate based on the planning drawings.
We also discuss how the building works will be undertaken and what building contract you might use at this time.
Negotiated Tender = When you wish to use one Contractor and ask them to price for the works. If you chose this route, the Contractor can come to site early on to give you an estimate to begin with and highlight any issues. You can also start to build up a rapport. On smaller projects, full Construction drawings and specifications are not always necessary and in this case it can sometimes make sense to negotiate with a competent Contractor to see if he requires any further drawings or can build off the planning drawings.
Competitive Tender = When you wish to obtain three or more competitive prices from building Contractors for your project. This route requires a full set of Construction Drawings and specifications to ensure that the Contractors are quoting like-for-like.
