J. Mobilisation

Preparing and letting the building contract, appointing the contractor.

Preparation and signing of any Sub-contracts.

Issuing of information to the Contractor.

Arranging site hand over to the Contractor and discussions with Owner over Insurance of property and accessibility to the building.

K. Construction to Practical Completion

Administration of the building contract to Practical Completion.

Provision to the contractor of further information as and when reasonably required.

Issuing "Architects Instructions": These list and record any alterations discussed on-site with the Contractor and Client and ensure any changes are picked up and priced as the progect progresses, in order to maintain control of the budget.

Issuing of any additional prices for Architects Instructions, monthly for client to agree

Review of work complete and issuing interim payment certificates monthly

Review of works on the practical completion date and issuing of Practical Completion certificate when half the retention money is released.

L. Rectification period through to Final Completion

Architect produces listing of rectifications and the Contractor is required to make good defects, shrinkages or other faults as set out in the Contract. If additional works are identified as additional items rather than defects, agree a separate price for them with the client.

Agree when these will be done within the rectification period

Review completed rectifications at the end of this period and issue the final completion certificate, when all the retention money is released.
